Nason Ridge for Sale?

We received a note tonight from a reader that had found the following announcement.   The 3000 acres above and west of Kahler Glen is up for auction on 11/19/08.  Will post more info as we learn it.  minimum bid is $6M+

The Wenatchee World has an article up tonight, apparently this sale is part of a much bigger effort by Longview Timberland LLC to divest land that it no longer needs.  Here is a link to the article:Wenatchee World Article

What are the county parcel numbers? Has the property been rezoned recently? I mean, since the deforestation? Is rezoning this (these) parcel(s) on the planning commission’s calendar yet? I hope there will be public input allowed when that happens. Tanya

I received the auction catalog from Realty Marketing/Northwest in yesterday’s mail by virtue of being a land owner immediately adjacent to the “Nason Ridge Development Tract”. So here is more info on the sale and property as described in the catalog. Following a description of the timber presently managed on the property, the catalog goes on to describe a vision of what the usage of the property could be for a potential buyer:

“This provides a new owner with opportunity for a combination of near-term cash flow and long-term growth, as well as the option to develop a master-planned four-season recreation development near a lake, golf course and two ski and snowboard resorts. The terrain and location could accommodate a lodge, cabins, homesites, and a complete system of hiking, cycling and snowmobile trails. The property could also accommodate a corporate or private retreat or camp as part of a ‘working forest.’ ”

The catalog has two pictures of the property, the one posted in the original blog as well as one showing the borders on the north face of the ridge. Also included is a conceptual sketch of how the land could be developed including a retreat center and cabins (behind Stellerwood community and the LWSP campground), homesites (clustered along Nason Creek to the south of Kahler Glen and fronting Hwy 2 near FS Road 6910), barn and paddocks, lookout towers, snowmobile and x-country ski trails, and two gated entries (FS Road 6910 and at the south end of KG. The sketch comes with the discalimer that “Neither the Seller nor its agents have submitted plan or made any applications to a public agency.”

Of course, the recreatioal opportunities in the area which we are all familiar with are described.

The current zoning is FC-Forest Commercial/RR20.

A county parcel number is not given.

The published reserve is $6,128,500.

This is the extent of the public information short of ordering a suplimental materials pkg from the Agent.

Whoops, I see the link was already given. I’ve
been doing searches on the Wenatchee World website
periodically for the past couple years, wondering
when it would go up for sale and possibly be
developed. My brother and I used to ride our
motorcycles over the bridge and up to the ridge
from Coles Corner years ago, and I’ve skied the trail
up til a few years ago.

We had a discussion with the Chelan Douglas Land Trust regarding the Nason Ridge sale. CDLT is aware of this parcel and a number of others that Longview is auctioning. The short time frame of this sale precludes putting together a conservation effort on any of the auctioned parcels. We will stay in touch with the CDLT on Nason Ridge and let everybody know as the situation progresses.

With most of the trees removed, maybe nobody will be interested for the minimum bid. It might have been a nice addition to the park. It is ironic that the groomed trails in the State Park have too many trees above them, and the Nason Ridge parcel wont have that problem at all now (but will likely be off limits for awhile).
